In Wholesaling real estate, every deal starts with finding a motivated seller…

We need to get properties at a deep discount to be able to immediately turn it for a profit. Without a motivated seller, there's no deal.

So who are they and where do you find them?

No matter where you live or what your local real estate market is like, there are always people who find themselves in a situation where they need cash quickly.

It could be because they've been slammed with unforeseen medical bills…

It could be because they've been laid off and need cash to cover their expenses while they find another job…

It could be because they owe the IRS…

Or it could be because they've been dealing with crappy tenants and just want to get out and wash their hands of it.

There are a million reasons why a homeowner might want to sell quickly… and if they have an urgent NEED for cash, getting full market value for the house is not going to be their main concern - SPEED is.

That's probably the easiest place to start… but there are a TON of other places to find homeowners who are eager to sell quickly…

You can find them by getting your hands on tax delinquency lists, absentee owners lists, vacant homes lists, code violators lists, and more…

It's about figuring out situations where someone would need to sell quickly - and then finding a way to get in contact with those people.
